Hi, I have been renting a four bedroom house out on a room basis and now all the tenants have given me notice except one whose lease expires on the 10th May. I now wish to rent the property as a whole property and need the last tenant to give notice. I have the following questions about this:
1. Can I give her notice when she only signed a six month lease in November?
2. This tenant has sabotaged two viewings of the other rooms by shouting, swearing and screaming at another tenant while a viewing was taking place and informing another potential tenant that she did not like the other tenants. Her lease states that she must not put a heater in her room without first gaining consent from the landlord, which she has not done. Can I use these reasons to serve her notice?
