I have a new accountant who is unsure whether I can actually claim improvements that I have made to my rental properties before renting them out at first.
He is saying if I brought the property immediately rented it out I would then be able to claim for any improvements to the property as 'maintenance'. However, I have brought some depilated properties done them up to be suitable for rentals. This he is claiming is to regarded as 'improvements' which can only be claimed back as an 'expense' when I actually sell the property.
Seems strange to me, to the extent you can't claim for putting new carpets in the property prior to renting them out.

Help, how has your accountant dealt with these issues?
