One of our studios has been illegally sublet, although we strongly suspect that the current tenant is in cahoots with the people we let the studio to. We have in our possession a tenancy agreement between the current tenant and our original tenants (who it now transpires run a property letting business) and our signature on this agreement is forged.

We asked the current tenant to move out within 3 days as we have no agreement with him. He has gone to Ascham Homes (who provide tenant services to Waltham Forest) and they have advised us that we are unable to do this and if we follow through with this Ascham will assist the "tenant in reinstating himself to the property".

What can/should we do to secure possession as quickly as possible? Can the "tenant" reinstate himself in the property if we eject him? What legal action can we take to pursue the individuals we believed were our tenants and how have turned out to be fraudsters?

Thanks in advance for your reply.
