I am having difficult emptying a house prior to an attempted sale. The property has 4 rooms let individually on AST. I issued the S21 notices, which would all expire beyond the end of the agreements, on March 16th. 2 tenants left voluntarily, a third I am reasonable certain will leave today. The fourth, whom I frankly don't trust, assures me, after being 'threatened' with the court procedure, that he is leaving by the end of the week.
Is there any merit in getting him to sign a written notice? If he then doesn't leave do I still have to get a possession order?
I have little hope of seeing any of the rent he owes and I might just save the court fee.
