PROBLEMS WITH RENEWAL OF TENANCY
My tenant paid 6 months rent in advance at the start of the tenancy as she had small CCJs against her and the guarantor she used was a retired person and therefore did not have a regular income.
She wishes to renew but pay monthly. The letting agents insist that she is re referenced and if she still has CCJs against her, she will need to find a guarantor otherwise I will not be covered by a Landlords loss of income policy. She knows that the same situation will arise when the rereferncing is done and she is struggling to start up a new business so I can understand her predicament. I like her but on the other hand I need to cover myself! Is there any other option that you can advise me on that would allow her to pay the rent monthly and I would still be covered by my Landlords loss of income policy please. Thank you in anticipation
