I have a tenant who is in arrears with her rent (the rent is paid by her local authority as she is on benefits. Her AST ends on 04/04/08 and i want to serve the correct notice in the next couple of days to gain repossion. I beleve there is every possibilty that she will try and stay as long as she can as she has proved to be totally untrustworthy.
Could you please claify the following points:
1. Which notice should I serve on her to quit? As I say the agreed tenancy will be up anyway but there are arrears (not quite two months) which I want to at least try and recover.
2. Will the notice be deemed as served if I send the notice by recorded delivery and can show that she has signed for it (I know it is better to serve them in person but it is a bit awkward to there as it is another area to where I live)
Many thanks
