Tenant was constantly late paying rent so I exercised the break clause and served the correct notice which has expired. He has asked to stay on to 28 Feb. I do not yet have a new tenant and I am happy to let him stay on until then. I can cover the extra rent from the deposit. Is there anything I should be wary of? Should I apply to the court for possession anyway?
