Gas Safety Checks

A gas safty check was due at a property on 18/04/2012. We are unable to make contact with the tenant. She is not answering our telephone calls, texts or answering the door.

We posted a letter through the letterbox on our final visit informing her we would call 24 hours later giving a specific time. We asked if someone could be there otherwise we would enter the property ourselves. When we returned to the property as indicated, no-one answered the door and we were unable to gain access as a key was left in the lock.

Please advise what can and what we are able to do next. Can we cap Gas

Also, we previously issued a Section 21 (4)(A) to the tenant whch has now expired. Please give advise as to what we need to do next.
