One of our properties has just been vacated by the Tenant prior to the end of the Tenancy which was for 12 months. There is rent owing and also damage to the property. The keys were handed back to us by a neighbour. The Tenant did inform us that she was leaving when caught by ourselves removing her goods from the house a week ago but refused to make any payment. She had promised to clean the house and provide some means of settling payment. When pressed for a new address, she gave her mothers address as the point of correspondence and has responded to letters sent there.

We would clearly like to issue a claim in the small claims court and are wondering whether we can use the address given by her (ie. her mothers?)
