HMO Prices for rooms calculator? and Furshining
I realise that location will to a certain extent dictate room prices, but is there a magic system for working out prices per room?
I have researched prices in my area, but without being rude to some landlords, most seem to be for basic/slightly run down properties, and not registered HMO`s.
My property is near competion, replastered, new plumbing and electrics. Fire/smoke alarms, emergency lighting etc. New carpets, kitchen and bathrooms.
I have yet to buy furnishing for it, will the leval of quality of furnishing attrach a higher price per room, or better tennant? Double beds for example start at £100 going up to £450 quite easlily. Apart from the money difference, why should I buy a cheap one over a better quality bed? Will I get more per room for doing it?
Is there a system for calculator the room price?
I have yet to decide upon the type of tennants wanted, but its either students or fully employed profesionals
