Rent arrears no deposit taken
I have a tenant whos tenancy started on the 1/2/08, unfortunately on this occasion I did not take a deposit.
The person owes rent for May 08 and now Jun 08, I served a section 8 today (2/6/08) and also served a section 21 on the 30/5/08 to seek possession on or after 31/07/08.
My initial concern is that as I have not taken a deposit would my claim through the courts be any different for either section 8 or 21 ?
Would it be more time efficient to just wait until the 31/7/08 and then seek accelerated possession or persue under section 8 and start proceedings after 16/6/08.
