We have a young couple who took a 6mths Assured Shorthold Tenancy on a flat on 5th November 2007. Their agreement clearly states "No animals are allowed in the property without our permission in writing." They recently bought a Stafford Bull Terrier puppy which they have admitted they keep in the flat, without our permission. We have advised them that they will need to find alternative accommodation if they intend to keep the puppy.

In view of the above can we serve them with notice to quit prior to the end of the 6mths tenancy, or should we just serve the usual notice to quit bringing their tenancy to an end once the 6 months are up?

Is the notice to quit worded differently in either case?
