Hi,

Our tenants usually pay their rent early on the 24th or 25th of the month but they have now missed the contracted payment date of 3rd of the month.

We have now recently found out that our tenants separated over the Christmas period and the gentleman (not the primary occupant) who paid the rent is the injured party as it were. Hence the missing payment.

We are now chasing payment from the primary occupant but there has been no response to calls or emails. We will be sending a letter recorded delivery this week stating our concern in the delay of payment but their is also the added concern that she will not be able to pay the rent on her own (based on monthly income evidence provided as part of the check) and she has signed a 12 month contract, expiring Aug '11.

I would like some advice on how to play this going forward:

a) in terms of how to go about securing the late rent payment and,
b) in terms of the long term viability of the tenant, when she will not answer our communications

Your experience and advice in this matter would be much appreciated.
