Question regarding Court Form N5b.

Hi,
I am currently a Section 21 virgin, but will soon be serving one on a troublesome tenant. Rent is being paid at the moment but there has been police involvement due to anti-social behaviour at the property and other residents are not very happy. It is an assured shorthold tenancy and the first six-months expired in June, so I do not need grounds. The last thing I want to do is antagonise the tenant and their associates any more than I have to, so my intention is to tell the tenant that I have decided to sell the property - it seems the best approach at the moment (you may have some advice on that.) My main question is, if the tenant has left the property by the time the Section 21 notice has expired, I presume I don't need to worry about Court Form N5b - is that correct?
