In an excluded tenancy (accommodation shared with our (landlord's) family, the tenant fell into arrears. Then, when his cheque bounced, we got his keys back which he had left behind with his girlfriend. Since then he had locked himself out and has not turned up. There was no violence, harassment or harsh language. However the tenant had a large amount of personal possessions including furniture and he has not removed all these items despite our frequent requests. It would seem he had previously vacated a house and piled all his goods into our bedsit. We have moved as much as possible into our hallway and yet we cannot re-let the room because it is still full of his furniture and various effects. What should we do now?
