Hi: We are landlords and we also sublet property to our tenants with full permission of the owner.

The new owner of one of our properties has given us 2 months notice to leave.

The owner says we MUST stay for the full 2 months, however we have found our tenants new accomodation. We want to move our tenants sooner than 2 months otherwise we may fill the house that is presently empty and we would have nowhere else to put them.

Our understanding is that if a tenant gives a landlord 1 month notice to leave, they must pay for the full months rent even if they chose to leave earlier.

However, we believe that if it is the landlord who gives the tenant 2 months notice to leave, the tenant does NOT have to stay (or to pay) for the full 2 months because the landlord is essentially making the tenant homeless and if they can find a new home sooner than the 2 months notice period, they have a right to do so.

Am I correct in thinking this or way off mark?
