Can I dispose of disappeared tenant's belongings?

A tenant left without notice, owing 5 weeks rent, leaving his keys and rent book. He also left much usable clothing ie not just rubbish. I have tried to contact him via email, mobile phone and his mother, but with no response. In clearing out his room for another tenant, am I allowed to dispose of his belongings, or do I have to store them in case he wants them? I ask because I am aware that tenancy laws can be tough on landlords.
