I have a tenant whose 6 month ast rla contract has expired and I believe this has now become a periodic tenancy, as I have let this run on. (I correctly served her a S.21 notice 2 months and a day before the six month tenancy was up).

Every month she makes an excuse why she cant pay the rent when due and it is now 6 weeks in arrears.

If I decide to seek possession of this furnished flat, when must I serve a notice to her. I have been told it must be served the day before the next rent is due. Is this so?

Also how long might I have to wait before I can legally take possesion of the flat again, assuming she goes voluntarily.

I would be very grateful for any help you can give.
