I served notice on my tenant after she owed 2 months rent and now, owing 4 months, we're due in court and she has left the property without notice. A friend had walked past the property yesterday and rang to tell me it looked empty with the window open. I went along and the door was locked, the front window open and the keys visible on the floor as if they'd been thrown in.
What position am I now in regarding a, access and b, reclaiming the 4 months rent. I have the d o b, bank details and work details from when she signed the tenancy. I do still intend to attend court on 21st and explain the situation. Do you have any further guidance?
