We have a tenant who has been renting our flat for nearly 2 years on a rolling contract, original AST for 1 year. Even though the rent was generally paid (eventually) at the beginning of the tenancy, we have always had to chase tenant for it, and tenant has now been arrears since May (owing part of the rent). We also have had ongoing problems with behaviour to other flat owners in the block and have periodically had to deal with breaches of the terms of the AST. More recently we have had increasing incidents of undesirable behaviour being reported to the managing agents as well as numerous visits by the Police.

We want to give notice to tenant to leave our property avoiding the court process as we have gone this route once before, it was very costly and took us nearly a year to evict without any rent and still paying the mortgage and all the other outgoings. Any advice about where we stand and how we should go about this would be greatly appreciated.
