Tenant Wants To Leave During Initial Period
Hi, in these interesting times I've had a couple of tenancies who wish to leave inside the six months initial period. They are about three months in and have been paying the rent. Reasons are usually connected with failed partnerships and so a lack of money.
All our tenancies are backed up with guarantors. In theory therefore I should be able to sit and wait for the end of the six months and, if the tenant doesn't pay, invoice the guarantor even if the tenant moves out.
Do I have an obligation to end the tenancy early to limit the tenant's losses? If so, can I charge an admin fee for the time and expense I take to find a suitable replacement and, if so, what would be a suitable fee?
