our tenant is always late paying rent and is now 2 weeks behind with the rent, her 6 month ast runs out on 26/11/09. we took a deposit of 570.00 but didn't put it in a deposit scheme. she has broken the cooker door which has cost us 88.00. is it possible to take this from the 570.00 and also her rent arrears and then give her the balance back so that we do not have a deposit. or should we put the bond into a deposit scheme.we want our house back as its dirty so should we serve a section 21 or go for a section 8. she is on housing benifit, i think they have said we can have the rent paid to us but we still want her out.
