I have 2 tenants who are currently in arrears and pay late persistently. Their tenancy is due to expire at the end of September and I am strongly considering issuing a S21 Notice later this month.

Am I correct in assuming that I cannot claim for any arrears on a S21 Notice ? - If so what is the quickest and easiest way to claim ?

In addition both tenants each have one Guarantor. What is the best way to go about approaching the Guarantor to get money out of them ? Would it be a good idea to make contact with them now or wait until later ?
