I have two tenants who share an ast in my property. They have been persistent late payers of rent. The second month arrear started on the 25th July 2009. Their one year AST ended on 24th July 2009 and I want them out of my property. The estate agent that brought them in, issued section 21 at start of tenancy.

I am wonderdering what section I can issue them and how much time can I give them. I do not want to loose the rent they owe and I cannot contemplate giving them two months more notice because I know they will not pay and so it will add up to nearly five months rent lost. I read the guide on our sight but it gets confusing and I do not want to do it the wrong way.

Can you please advice.
