Advice needed - I have a tenant that fell behind with his rent by 2 months. I issued a section 21 notice and then he said he had put a claim in for Housing Benefit and rent would be paid direct to me within the next 4-6 weeks.

4-6 weeks have now passed and I have had clarification from Housing Benefit regarding future rent payments, but now he is 3 months behind on his rent and housing benefit will start from 9th November.

Do I accept that his rent is now going to be paid and pursue him for the 1500 rent arrears or do I carry on with the Section 21. Also his tenancy is due to expire the end of December so do I just state that it won't be renewed and then go to small claims to recover the rent arrears????

What would be the best thing to do.
