Dear Sir,
The tenants have lived in a flat for over a year without problems. They recently accidentally switched off a pump that expels waste water from a shower/toilet. This caused flooding and costly damage to the ceiling. The agent did not explain the importance of the switch at the outset although they must have noticed the absence of the sound when using the shower.
In this type of circumstance, are the tenants wholly or partly liable for the repair costs? If so and they refuse to pay then could I request that the deposit is withheld?
