After an inspection, I served a section21 to a tenant as the house was in a terrible state of repair, overcrowded and displaying signs of condensation. The two months have passed and the tenant is in no hurry to vacate (and not paid rent for two months).

I am in the process of applying for possession with a N5B, but have received a solicitors letter from her end insisting that I do a list of repairs. They are all defects that she has done ie ripped lino and carpet rising in areas. Also required is a detailed account of the rent she has paid, inspection records, tenancy agreement copies etc.

Am I legally obliged to provide this information whilst in the process of trying to get her out? The letter even states that the tenant may seek damages from me!!!! She has totally trashed the house, and is now living there rent free.
