We have a dilemma and would welcome some advice; we gave a 6 months AST to a tenant who claimed to be homeless, was renting a room at a friendís house (which property we visited, girl who lived there confirmed) and would be claiming Housing Benefit, we also served a Section21 (B) one day after commencement of AST expiring same day as expiration of AST. The tenant paid rent for first two months, we posted a section B clause 10 (AST) Inspection Notice giving at least 24 hoursí notice only to discover the property was not being lived in. We have tried in vain to contact the tenant through mobile phone (mobile number now disconnected, e-mail and standard mail all to no avail; we have since carried out further two inspections (proper noticeís being posted) and property remains unoccupied.
Tenant is now two months in arrears.
Dilemma: We have posted a 2 months End of Tenancy Notice, do we just go with that or are we best to seek possession through the court on grounds of abandonment?
