I have a tenant who started a 6 month AST on 28/07/2012, has not paid rent since 16/10/2012 (three months in arrears) and refuses to pay any rent at all or answer my phone calls or letters.

I have issued a letter giving one months notice to end the tenancy on 28th Feb 2013 along with a copy of the Sec21 notice issued at start of tenancy.

Despite having given notice in writing they refuse to be in when I attend to show prospective tenants around and will not provide alternative dates for viewing.

1. If they refuse to leave on the 28th what is my next action ?
2. If they do leave and the refusal to show prospective tenants around delays moving someone else in can I charge ?
3. Is there anything I can do in advance of the 28th to prepare for the anticipated refusal to leave ?

I have a guarantor (police lady) who owns a house.
