Hello. I am hoping to purchase a property which the seller desperately want to sell to clear the mortgage debt. The seller says that there are no other debts on the property. The deeds are in the seller's name only. However, the seller's ex-partner is still using that address for his credit card bills which are accumulating. As a result, various companies are coming to the seller's door to demand payment in his name.

What is the best way for me to fully clarify that the only debt on this property, is (as I have been assured by the seller) the mortgage balance? Also, as the seller has been issued with an imminent repossession order due to 4 months' arrears.

Any advice is much appreciated.
