We are planning to buy a 2 bed house but it has a strange situation to it. The property is very rentable and a good investment. However, there is a garage 'thrown in' with the house. The garage is outside the gates of the gated development where the house is situated. It is also a useless garage (except for storage) as it is too small for most cars, except perhaps a Smart car - and that at a pinch. The garage is on a separate leasehold and the property is freehold. It may well be that the house owner and the garage owner are separate people. The estate agents make out that the garage must be bought as part of the purchase of the house. But is this really the case? Is the purchaser legally obligated to buy the garage as well as the house? That's the question.
