My wife + I are in the early stages of buying our 1st property to buy to rent.The house is a mid terraced 2 bedroom house built c 1940s.Our offer of 85k has been accepted by the vendor.We have instructed (although as of yet we have not signed any agreement or paid any fees ) a Chartered Surveyor and a Licensed Conveyancer who were recommended by the Estate Agent selling the property.Because we do not have any previouse experience in this process ,we are not sure how competitive their terms are.The obvious solution would be to spend the next week to "shop around ." The Surveyor has quoted 250 + VAT for a Homebuyer Survey and Valuation and the Conveyancing fee is 789.13(inc VAT )which is made up of 450 Fees for Purchase,30 Express searches + Examine serches ,30 Bank charges + Admin Fees ,25 Electronic Conveyancing Fees, 4 HMLR Search, 26.50 Mining/ Cheshire Brine Search ,130 Registation Fee ... there is also a fee of 25 + VAT for a Conveyancing Costs Indemnity Scheme ....... are these terms o.k. Also are we entitled to receive a Homebuyers pack from the vendor ?
