getting a mortgage in an unusual situation

For my son needing advice please.
He's had his [ informed] offer accepted on a well maintained, period det house. The house is currently split into 2 v large flats with 2 separate entrances, 2 meters etc.
He is; trying to get a mortgage,has a v good income, isn't in a chain, got a deposit,savings, had a successful survey done. All his ducks are all lined up in fact. Where to borrow the money from?

Initial approaches to mortgage firms have resulted in vague replies about 'not meeting our LENDING criteria', they won't say what this actually is.
Anybody out there had the same issue? Anybody out there with a name of a helpful mortgage broker, or a mortgage comp that will do business with a very solvent client with a super property in his sights.
