The courts have granted me a possession order which expires 11 December.

The tenants are still in the property and have indicated they will not leave until bailiff intervention. So I am forced to go through the bailiff route but have been told this could take several weeks, as they are booked up.

I would like to know my rights in the meantime. I know I cannot force the tenants out, but can I access the property without giving them notice? And can I let myself in to take my possessions/furniture or carry out repairs?

Would appreciate some advice on where I stand legally.
