I own 3 properties that I rent to students. All tenants have signed the standard RLA tenancy agreement.

This year I have had 3 tenants drop out of university in the first term, with more saying that they cannot afford to live in the houses due to the cost of shared bills. I have told the tenants that I will hold them to the TA, and they must continue paying rent until their room get re-let.

One tenant has pleaded poverty and wont pay, but if I let him off then I set precedence for the others, and at least 2 more will likely leave.

How do I go about enforcing payment? I threatened the small claims court to reclaim the money, but the boy’s mother has said that he can only afford £20 per month (That will take over 7 years to clear the debt). In hindsight I should have made the parents sign a guarantor letter!
