New Member, new landlord and need advice re: rent arrears etc
Sorry if I unwittingly break any protocols but new here. Have managed after 6 months going through the court process to get my first tenants out. However, they owe me approx £4800 (2 months rent, over 2 months lost rental income, repairs to make the house habitable, fumigation, court and bailiffs fees already awarded after Section 21 notices etc, etc). They both had guarantors, neither of whom is willing to pay and probably likely to contest the claim, despite signing the tenancy agreement which clearly states responsibilities.
My query is, do I need to take all four to small claims court, in an attempt to claw some or all of my money back or simply the tenants?
