Deductions by tenant

We have a tenant who called us with a boiler fault. We sent the plumbers straight away, who could not find the fault we then sent the next day a Techical Engineer who diagnosed a major fault and said the boiler needed replacing. We replced the boiler 2 days later.

We checked the weather and it was v mild, we offered the tenant that we would hire electric heaters for her but she declined.

She has deducted 100.00 off her rent this month and has told us that she is within her rights to do so because the boiler was broken is this correct ?????
