I need advice on the best way to get rid of a problem tenant. It is an AST the term being 25 October 2008 to 24 October 2011. The agreement was drawn up by Resi Guildford letting agents who have since gone into liquidation taking the tenants deposit with them. I have had to find the money to reimburse the 1,837.50 deposit and this is now held with the DPS.

The 1,225 rent per month has been consistently late and is currently 3,600 in arrears. I served a Section 8 on the 26 April 2011. I believe that the next step is to instigate court proceedings to recover these arrears and regain possession of the property however with the end of the tenancy being imminent I do not know if this is the best action to take.

Please help!!!!!
