Drafting Notices

There are thousands of invalid notices served every week. For many landlords, problems can arise when tenants fail to leave and the notice served becomes invalid.

Landlord Action can draft valid notices including Section 8, Section 21, Section 48, Notice to Quit and Forfeiture Notice on your behalf.

Serving Notices

Most tenancy agreements allow for notices to be served by 1st Class mail. However, some courts accept a tenant's defence that they did not receive the notice.

Landlord Action offer hand service and give guidance notes to agents on how to serve notice themselves.

Drafting Possession Proceedings

Landlord Action's lawyers draft and sign-off on all possession proceedings issued at court. In cases where there are rent arrears, we issue cases online which ensures fast turnaround and a hearing within 4-5 weeks of issue.

Appearing at Court

Housing Advocates are used to appear at court on your behalf. Landlord Action's advocates are all experts in Housing Law and are more cost effective than barristers. The service involves drafting and issuing an application, compiling debtor questions, serving with process server and includes an advocate's attendance in court.
