Managing a Tenancy

Periodic Inspection Letter

For a landlord, the periodic inspection of a rental property is one of the many essential ownership responsibilities. The periodic inspection letter advises the tenant, the landlord wishes to carry out a periodic inspection.

Poor standard of property letter

The tenant is not taking care of the property and it is in a poor standard. The Poor Standard of Property Letter advises the tenant to maintain the property to a clean and satisfactory standard. Also the consequences should the situation continue.

Gas safety check

It is a legal obligation to supply your tenants with a gas safety certificate every 12 months or you could risk huge fines and even prosecution. But, sometimes it is a difficult task to arrange mutually convenient times to carry out these procedures and when you pass or risk passing the 12 months the matter becomes urgent. To defend your liability when you cannot gain access you must prove you have made the best efforts to carry out a gas safety inspection. This letter should be sent to tenants after attempts to arrange gas safety check have failed.

Winter Letter

Burst pipes can be a costly experience for landlords and tenants alike. It is sensible to send a reminder letter to tenants prior to cold weather setting out their responsibilities under the tenancy agreement to help prevent damage to the property from a cold snap. This letter template is designed for use with the RLA tenancy agreement and should be sent before the onset of winter to prepare the tenants.
