Selective and Additional Licensing Scheme Consultations

Due to fast growing pace of London and the city's housing supply rarely meeting demand, the borough of Bexley is actively working to manage the rapid increase in the number of smaller residential properties being converted into houses in multiple occupation or HMOs.

The licensing options planned for Bexley would take the form of an 'additional' licensing scheme for smaller HMOs as well as possible 'selective' licensing of privately rented accommodation in a defined area.

The introduction of a licensing scheme will require the condition of a property to comply with specific standards relating to fire safety, provision of amenities as well as space standards alongside the licence holder will also be required to be deemed suitable by the local authority.

The authority is considering implementing a selective licensing scheme for private rented properties within the DA8 and SE28 areas due to the high number of complaints the council receives of anti-social behaviour or nuisance behaviour per property in these areas.

The closing date for comments is Friday 17 February 2017.
